We are excited to announce that we are now utilizing Affordable Housing (aka Go Section 8) and their RENTWATCH Cloud-Based Rent Reasonable Software to obtain our rent reasonable comparable. This report will automatically analyze all the characteristics and amenities of both the subject property and the comparable units. It will then determine any adjustments that are needed to the comparable properties and calculate these adjustments using the dollar amounts provided in the Market Assumption and Rent Reasonableness Methodology Worksheet (MARRM). In addition, the Certification will give local market analysis of units in the AffordableHousing.com system and will provide the actual listing information in the system provided for each comparable unit.

The rent reasonable certification accounts for all 9 of HUD 24CFR 982.507(b) including:

1. LOCATION
   a. (2 MILES URBAN AREAS)
   b. NEIGHBORHOOD AMENITIES (STORES, TRANSPORTATION ETC.)
2. QUALITY (Construction & Building Materials)
3. SIZE
4. SQUARE FOOTAGE
5. NUMBER OF BEDROOMS
6. NUMBER OF BATHS
7. UNIT TYPE (HOUSE, LOWRISE, HIGHRISE TRIPLEX, ETC...)
8. AGE
9. AMENITIES
10. HOUSING SERVICES
11. MAINTENANCE SERVICES
12. UTILITIES (WHO PAYS FOR WHAT)

Remember:

All rents must be rent reasonable and comparable to other market rents of like properties in the neighborhood. The Tampa Housing Authority will review each request and determine if it can be approved based upon specific comparable data and HUD's rent reasonableness criteria. Please keep in mind that an increase in the total rent may have a direct impact upon the tenant's rent.

The THA will promptly notify you if your requested rent cannot be approved. If it is not approved, the owner can provide comparables by registering on affordablehousing.com, which is added instantaneously, or you can fill in the attached form and send it to the email on the form. If you fill out the form, please note that it will take 3 business days to be added; once added, you will be informed.
