Zion Village All-affordable Development to Break Ground

A partnership between the Tampa Housing Authority, Smith & Henzy Affordable Group, Mt. Zion
AME Church of Riverview, and Adonai's Second Chances, Inc.

TAMPA, Fla. - October 31, 2024 - The Tampa Housing Authority, in partnership with Smith &
Henzy Affordable Group, Mt. Zion AME Church of Riverview, and Adonai's Second Chances, Inc.
will break ground on Zion Village, a 75-unit affordable housing community for seniors, on
Thursday, Nov. 7, at 1:30 p.m. The new development, located at 5920 Robert Tolle Drive in
Riverview, Fla., will offer much-needed one-bedroom apartments. Partially financed by
Hillsborough County, Zion Village marks a significant step toward addressing the critical need of
affordable housing for seniors in the region.

Financing Partners

Total development cost $33.5 MM
1. Hillsborough County - $6.8 MM SHIP/HOPE funds
2. HFA of Hillsborough - $20 MM bond
3. Bank of America - $20 MM construction loan
4. Bank of America - $13.7 MM equity tax credits
5. Berkadia - $10 MM permanent loan
6. Miscellaneous - bond revenues, deferred developer fee

Features & Amenities
The size of each one-bedroom apartment is 650 sq ft. All apartments will have LVT flooring,
energy star appliances, washer/dryer in the unit, granite countertops. Fitness center, library, movie
room, media center, clubroom, gathering areas, outdoor pavilion and seating.
